You''ve found your new home. The sellers have accepted your offer. Now what?


Buyer's Checklist


Once in contract, the Buyer''s obligation to buy and Seller''s obligation to sell the Property may be subject to the satisfaction of one or more conditions (each called a "Contingency"). If a Contingency is not satisfied within the time period specified for meeting such Contingency ("Contingency Period"), the Benefited Party may elect (a) to terminate the Purchase & Sales Agreement ("Contract") and the Termination Provision shall apply; or (b) to waive the Contingency. Unless otherwise specified in writing in the Purchase & Sales Agreement, contingencies shall expire at 11:59 PM, Eastern Standard Time, on the day the Contingency period expires.
 
1. Review and approve Seller''s real property disclosure statement
2. Review and approve existing lease and rental documents (if applicable)
3. Review and approve subdivision documents (if applicable)
4. Provide pre-qualification letter from lender
5. Select licensed pest control company (if applicable)
6. Review and approve condominium documents (if applicable)
7. Submit additional deposit
8. Provide legal names and tenancy to escrow
9. Schedule professional home inspector
10. Review inspection report and negotiate repairs
11. Sign off on home inspection period
12. Provide conditional loan commitment letter from lender
13. Review and approve termite inspection report
14. Provide evidence of satisfaction of lenders conditions
15. Perform final walk through
16. Execute all remaining documents (Escrow and Lender docs)
17. All remaining funds to be wired to escrow (Lender funds and remaining down payment)
18. Record (Title is transferred from Seller to Lender)
19. Distribution of Keys
